Nick Psarros – South Australian super agent

Here at PropertyNerd we track millions of properties and thousands of agents.  But Nick Psarros of Ray White Port Adelaide is one agent whose name comes up again and again on our systems. So far this year Mr Psarros has chalked up over 174 listings, that’s an average of over 3.7 per week. Of those 174 listings, Psarros listed 118 in his own name and 56 with a co-agent. (His preferred wingman was Nathaniel Kennerdale with Kennerdale listed on 26 properties as the co-agent).


Now 174 listings in 11 months is not a record, not even for South Australia. For example Psarros’s colleague Mike Lao of Ray White Salisbury chalked up 202 listings in the same period. But Psarros achieved his listings in 45 distinct localities ranging from Parralowie 20 km North of Adelaide to American River on Kangaroo Island 190 km away. Lao by contrast only had to stretch between Willaston and Hallett Cove (80 km).


Being based in Port Adelaide, it’s no surprise that Psarros’s listings are dominated by houses – they accounted for 82% of his listings and 61% of those are 3 bedrooms.

But what impresses about Psarros is the level of sales he achieved in an economically depressed region. Inevitably all agents have some sales which are off market or where the price is not disclosed, but we still logged 120 sales worth just under $50 M for Psarros in less than 11 months of 2016.  Big time agents in Melbourne or Sydney may boast higher sales but Psarros achieved this year’s sales thus far with an average price of just $414,400.


Psarros’ listing price accuracy is quite good too. Out of a total 51 sales that included advertised prices and disclosed selling prices, Psarros achieved a sale at or above the only or the lower quoted price on at least 27 occasions in 2016. And although we detected 24 sales below the quoted price range, ten of these were below the asking price by only $10,000 or less.  Not bad in a tough market.


Mostly, Psarros manages to turn his properties over quickly. Over half of this year’s sales were on the market for less than 100 days which is a respectable outcome in an economically depressed region.  But that average does belie some difficulties. One fish that got away was 141 Gulf Point Drive, NORTH HAVEN SA 5018. As shown on the PropertyNerd graph, Psarros listed the 3 bedroom waterfront property through 2014 and 2015 for $570,000 only to have cross-town rival Chris Holland of Professions Tripodi & Associates snatch the listing away at a $20,000 lower asking price and grab the sale within the month.


Still, with such an impressive listing record, we suspect Psarros has snatched away the odd property from one or two of his rivals too.
